UPSIZING

Upsizing, moving up or making room in Brisbane.

Between work, school runs and weekend sport, your week is already full. And the home that once fit perfectly is feeling smaller by the day.

Whether you're selling to buy or renting between homes, your next place needs to work for your family for years to come.

The market has changed, and you're now up against buyer's agents who negotiate for a living. Doing it properly takes time you don't have.

I'm not your run-of-the-mill buyer's agent. I'm a property adviser, sounding board and professional consultant, helping your family into its next home.

I ask the questions no one else is asking. Many of my clients end up buying something they'd never have considered on their own.

No obligation, just a conversation about your plans.

Sound Familiar?

  • Outgrown your home, with kids and life spilling into every room?
  • Burnt out on open homes, squeezed in between work and kids' sport?
  • Seeing good properties go before you've had a chance to act?
  • Worried about selling before you've bought, or buying before you've sold?
  • Not sure what a property's actually worth, so you're guessing at every offer?
  • Not sure you can trust what the selling agent's telling you?
  • Too busy with work and family to give this the time it deserves?

The process

How It Works.

Four stages. One point of contact. Start to finish.

  1. 1

    Planning & Search

We lock in your brief, then I start hunting the right home, on and off market.

  2. 2

    Due Diligence & Offer

I inspect, assess and negotiate on your behalf, so your offer goes in with confidence.

  3. 3

    Contract to Unconditional

I manage finance, building and pest, and every condition until the contract is unconditional.

  4. 4

    Settlement & Beyond

Keys handed over, and I stay in your corner with ongoing support after you've moved in.

The Real Cost of Going It Alone

Here's what that actually costs you in time, money and stress.

Time to Buy

6 to 9 months searching around work, family and weekend sport, around $12K to $18K in lost time, stress and holding costs

30 to 45 days, fully managed from search to settlement

Confidence & Clarity

Endless scrolling, conflicting advice from agents, friends and family, guesswork on fair value

Data-backed comparables and a clear valuation framework

Overpaying Through Underquoting

Bidding against unenforceable price guides, $10K to $40K overpay risk

Accurate, data-anchored guidance on real value, before you offer

Buying the Wrong Fit

Ending up somewhere the family outgrows, wrong layout, location or school catchment, risking a costly second move, $20K to $50K+ in resale and moving costs

Every option matched to how your family lives, now and in the years ahead

Selling and Buying Gap Risk

No sequencing between your sale, your lease and your purchase, risking bridging costs, extra rent or a rushed purchase, $5K to $15K+ in avoidable costs

Settlement dates coordinated around your sale or lease, so you move once

Legal & Contract Issues

Missed clauses and issues discovered too late, $10K to $50K exposure

Contracts and due diligence reviewed upfront

Negotiation

Emotion-led, no comparable sales data, $10K to $50K overpay risk

Ceiling pricing and a structured negotiation framework

Emotional Cost

Weekends lost to open homes, inspections juggled around work and kids' sport, and second-guessing every decision

Objective guidance and full support, so you get your weekends back

Total Exposure

Significant exposure in time, errors, delays and avoidable costs

Significantly reduced through a structured, coordinated process

These figures are illustrative, not guarantees. They're based on my experience transacting in the Brisbane property market, and actual costs vary depending on the property, timing, and individual circumstances.

How Do I Differ From Other Agencies?

Percentage-based or sliding-scale fees, often 2% to 2.8% of the purchase price. The more you pay for the property, the more they earn.

One flat fee. My scope and deliverables don't change between a $750,000 home and a $4 million one, so neither does my fee.

High client volume, 10 to 20 buyers at once

Low volume, high focus, a small number of clients so every engagement gets full attention

Delegated teams, meet the director once

Direct involvement from brief to settlement, no handballing to juniors

Inconsistent updates, clients left guessing

Clear, proactive communication throughout

Focus on the purchase only, your sale is left to you

Your sale and purchase planned together, so the timing works for you

Reactive sourcing, waiting for listings to appear

Proactive, targeted sourcing. Have a specific street, address or area in mind? When stock is tight, I approach owners directly and through local selling agents.

Off-the-plan and developer stock pushed for incentives

No developer incentives, no bias, you are the only client

Borderless agencies outsourcing inspections

Local, on-ground due diligence, every property personally inspected or verified

Conflicting briefs, overlapping clients

No conflicting briefs, never representing two buyers competing for the same property

In their own words

Don't Take My Word for It.

Ready to get your next move right?

Your Investment in Peace of Mind.

Most people know how selling agents work. They act for the vendor and charge around 2.5% plus GST, roughly $25,000 to $37,500 on a $1 million to $1.5 million home.

A buyer's agent works for you. I narrow down the market, inspect in person and check the contracts, so your weekends aren't spent at open homes.

What I'm doing for you

Arranging and personally attending building and pest inspections

Reviewing body corporate records and financial position, where applicable

Tracking every condition and deadline until the contract is unconditional

Coordinating with your conveyancer, broker and selling agent throughout

  6. 6

    Settlement

Settlement dates set around your sale or lease, so you move once

Pre-settlement inspection and final checks handled

One point of contact managing the whole process, start to finish

Ongoing support after you've moved in

How long does it take?

Time frames vary, but most purchases are secured within 2 to 8 weeks of starting your search.

An example

A couple with two young kids have sold their first home and are renting while they find something bigger. They want a four-bedroom family home with a yard.

On Full Service, the search starts in week 1. The right property is secured in week 5, after two monthly retainer payments of $1,490 ($2,980 in total).

The contract goes unconditional two weeks later. The success fee of $15,010 is paid then.

Total fee: $17,990, inc. GST.
