FIRST HOME BUYERS
Buying your first home in Brisbane.
You've done the hard part. You've saved, sacrificed and spent more weekends than you'd like scrolling listings.
Now you're ready to stop renting and buy a place of your own. And you want to get it right the first time.
But buying in Brisbane isn't easy. Good properties can be gone within days, and price guides frequently bear little resemblance to where a property actually sells.
You're not just competing with other buyers, either. On many properties, you're up against buyer's agents who negotiate for a living.
Then there's everything else. Contracts, building and pest reports, finance deadlines, and the grants and schemes you may be eligible for.
You know how a selling agent works. They represent the seller.
A buyer's agent represents you, and only you. But if you've searched online for what a buyer's agent does, you've only seen half of it.
I see my role as part strategist, part consultant and part sounding board. My job is to ask the questions no one else is asking you, and to open up options you may not have considered.
Many of my clients end up buying something they wouldn't have thought of on their own. That's not luck, it's the point.
No obligation, just a conversation about your plans.
Sound Familiar?
- Burnt out on open homes every weekend, with nothing to show for it?
- Missing out on properties before you even get the chance to see them?
- Not sure what a property's actually worth, so you're guessing at every offer?
- Worried something important is being missed in the fine print?
- Not sure which grants or schemes you qualify for, or how they affect your budget?
- Not sure you can trust what the selling agent's telling you?
- Tired of renting and ready for a place of your own?
The process
How It Works.
Four stages. One point of contact. Start to finish.
- 1
Planning & Search
We lock in your brief, then I start hunting the right home, on and off market.
- 2
Due Diligence & Offer
I inspect, assess and negotiate on your behalf, so your offer goes in with confidence.
- 3
Contract to Unconditional
I manage finance, building and pest, and every condition until the contract is unconditional.
- 4
Settlement & Beyond
Keys handed over, and I stay in your corner with ongoing support after you've moved in.

The Real Cost of Going It Alone
Here's what that actually costs you in time, money and stress.
Time to Buy
6 to 9 months searching around work and everything else, around $12K to $18K in lost time, stress and extra rent
30 to 45 days, fully managed from search to settlement
Confidence & Clarity
Endless scrolling, conflicting advice from agents, friends and family, guesswork on fair value
Data-backed comparables and a clear valuation framework
Overpaying Through Underquoting
Bidding against unenforceable price guides, $10K to $40K overpay risk
Accurate, data-anchored guidance on real value, before you offer
Buying the Wrong Fit
Ending up somewhere that doesn't work, wrong layout or location, risking a costly second move, $20K to $50K+ in resale and moving costs
Every option matched to how you actually live, not just square metres
Settlement Timing Risk
No plan around your lease, risking rent and mortgage payments at the same time or a rushed purchase, $5K to $15K+ in avoidable costs
Settlement dates planned around your lease, so you move once
Legal & Contract Issues
Missed clauses and issues discovered too late, $10K to $50K exposure
Contracts and due diligence reviewed upfront
Negotiation
Emotion-led, no comparable sales data, $10K to $50K overpay risk
Ceiling pricing and a structured negotiation framework
Emotional Cost
Weekends lost to open homes, inspections juggled around work and kids' sport, and second-guessing every decision
Objective guidance and full support, so you get your weekends back
Total Exposure
Significant exposure in time, errors, delays and avoidable costs
Significantly reduced through a structured, coordinated process
These figures are illustrative, not guarantees. They're based on my experience transacting in the Brisbane property market, and actual costs vary depending on the property, timing, and individual circumstances.
How Do I Differ From Other Agencies?
Percentage-based or sliding-scale fees, often 2% to 2.8% of the purchase price. The more you pay for the property, the more they earn.
One flat fee. My scope and deliverables don't change between a $750,000 home and a $4 million one, so neither does my fee.
High client volume, 10 to 20 buyers at once
Low volume, high focus, a small number of clients so every engagement gets full attention
Delegated teams, meet the director once
Direct involvement from brief to settlement, no handballing to juniors
Inconsistent updates, clients left guessing
Clear, proactive communication throughout
Focus on the purchase only, your sale is left to you
Your sale and purchase planned together, so the timing works for you
Reactive sourcing, waiting for listings to appear
Proactive, targeted sourcing. Have a specific street, address or area in mind? When stock is tight, I approach owners directly and through local selling agents.
Off-the-plan and developer stock pushed for incentives
No developer incentives, no bias, you are the only client
Borderless agencies outsourcing inspections
Local, on-ground due diligence, every property personally inspected or verified
Conflicting briefs, overlapping clients
No conflicting briefs, never representing two buyers competing for the same property
In their own words
Don't Take My Word for It.

Ready to get your next move right?
Your Investment in Peace of Mind.
Most people know how selling agents work. They act for the vendor and charge around 2.5% plus GST, roughly $18,750 to $25,000 on a $750,000 to $1 million home.
A buyer's agent works for you. I narrow down the market, inspect in person and check the contracts, so you only see the properties worth your time.

An example
A couple with two young kids have sold their first home and are renting while they find something bigger. They want a four-bedroom family home with a yard.
On Full Service, the search starts in week 1. The right property is secured in week 5, after two monthly retainer payments of $1,490 ($2,980 in total).
The contract goes unconditional two weeks later. The success fee of $15,010 is paid then.
Total fee: $17,990, inc. GST.
