LIFESTYLE OPTIMISING

Downsizing, right-sizing or simplifying in Brisbane.

Whether you're still working, easing into semi-retirement or already there, you've built a life you're proud of. Now it's about enjoying what comes next.

Some call it downsizing. I call it lifestyle optimising: a home that fits how you want to live for the next 10 to 20 years.

Chances are it's been a while since you last bought, and a lot has changed. Today, you're up against buyer's agents who negotiate for a living.

I'm not your run-of-the-mill buyer's agent. I'm a property strategist, sounding board and professional consultant, guiding you into your next phase of life.

I ask the questions no one else is asking. Many of my clients end up buying something they'd never have considered on their own.

No obligation, just a conversation about your plans.

Sound Familiar?

  • Ready for a home that suits the way you live now?
  • Want to spend less time on upkeep and more time on the things you enjoy?
  • Seeing good properties go before you've had a chance to act?
  • Concerned about downsizing into the wrong place and having to move again?
  • Not sure what to look for in contracts and body corporate records?
  • Not sure you can trust what the selling agent's telling you?
  • Too busy with work and life to give this the time it deserves?

The process

How It Works.

Four stages. One point of contact.

Start to finish.

  1. 1

    Planning & Search

We lock in your brief, then I start hunting the right home, on and off market.

  2. 2

    Due Diligence & Offer

I inspect, assess and negotiate on your behalf, so your offer goes in with confidence.

  3. 3

    Contract to Unconditional

I manage finance, building and pest, and every condition until the contract is unconditional.

  4. 4

    Settlement & Beyond

Keys handed over, and I stay in your corner with ongoing support after you've moved in.

The Real Cost of Going It Alone

Here's what that actually costs you in time, money and stress.

Time to Buy

6 to 9 months searching around work while also preparing your current home for sale, around $12K to $18K in lost time, stress and holding costs

30 to 45 days, fully managed from search to settlement

Confidence & Clarity

Endless scrolling, conflicting advice from agents, friends and family, guesswork on fair value

Data-backed comparables and a clear valuation framework

Overpaying Through Underquoting

Bidding against unenforceable price guides, $10K to $40K overpay risk

Accurate, data-anchored guidance on real value, before you offer

Downsizing Into the Wrong Fit

Ending up somewhere that doesn't suit how you live, wrong layout, location or upkeep, risking a costly second move, $20K to $50K+ in resale and moving costs

Every option matched to how you want to live, not just square metres

Selling and Buying Gap Risk

No sequencing between selling and buying, risking bridging costs or a rushed purchase, $5K to $15K+ in avoidable costs

Settlement dates coordinated on both sides so you move once, without bridging pressure

Legal & Contract Issues

Missed clauses, body corporate issues discovered too late, $10K to $50K exposure

Contracts and body corporate records reviewed upfront

Negotiation

Emotion-led, no comparable sales data, $10K to $50K overpay risk

Ceiling pricing and a structured negotiation framework

Emotional Cost

Fatigue, sorting through years of belongings and preparing to sell while still searching for the next place

Objective guidance and full support, so you get your time back

Total Exposure

Significant exposure in time, errors, delays and avoidable costs

Significantly reduced through a structured, coordinated process

These figures are illustrative, not guarantees. They're based on my experience transacting in the Brisbane property market, and actual costs vary depending on the property, timing, and individual circumstances.

How Do I Differ From Other Agencies?

Percentage-based or sliding-scale fees, often 2% to 2.8% of the purchase price. The more you pay for the property, the more they earn.

One flat fee. My scope and deliverables don't change between a $750,000 home and a $4 million one, so neither does my fee.

High client volume, 10 to 20 buyers at once

Low volume, high focus, a small number of clients so every engagement gets full attention

Delegated teams, meet the director once

Direct involvement from brief to settlement, no handballing to juniors

Inconsistent updates, clients left guessing

Clear, proactive communication throughout

Focus on the purchase only, your sale is left to you

Your sale and purchase planned together, so the timing works for you

Reactive sourcing, waiting for listings to appear

Proactive, targeted sourcing. Have a specific street, address or area in mind? When stock is tight, I approach owners directly and through local selling agents.

Off-the-plan and developer stock pushed for incentives

No developer incentives, no bias, you are the only client

Borderless agencies outsourcing inspections

Local, on-ground due diligence, every property personally inspected or verified

Conflicting briefs, overlapping clients

No conflicting briefs, never representing two buyers competing for the same property

In their own words

Don't Take My Word for It.

Ready to get your next move right?

Your Investment in Peace of Mind.

Most people know how selling agents work. They act for the vendor and charge around 2.5% plus GST, roughly $37,500 to $50,000 on a $1.5 million to $2 million home.

A buyer's agent works for you. I narrow down the market, inspect in person and check the contracts, so you only see homes worth serious consideration.

What I'm doing for you

Here's what I'm doing for you after you've paid your first $1,490 retainer, on Full Service.

  1. 1

    Planning

Locking in and validating your brief, goals, timing and budget

Planning your purchase around your sale, so the timing works in your favour

Considering how you want to live for the next 10 to 20 years

Identifying suitable areas and property types

Sourcing off-market and pre-market opportunities through direct agent outreach

Arranging and personally attending building and pest inspections

Reviewing body corporate records, sinking funds and financial position

Tracking every condition and deadline until the contract is unconditional

Coordinating with your conveyancer, broker and selling agent throughout

  6. 6

    Settlement

Aligning your settlement dates with your sale, so you move once

Pre-settlement inspection and final checks handled

One point of contact managing the whole process, start to finish

Ongoing support after you've moved in

How long does it take?

Time frames vary, but most purchases are secured within 2 to 8 weeks of starting your search.

An example

A couple have sold their family home with a long settlement and want a low-maintenance townhouse closer to the city.

On Full Service, the search starts in week 1. The right property is secured in week 5, after two monthly retainer payments of $1,490 ($2,980 in total).

The contract goes unconditional two weeks later, and the success fee of $15,010 is paid then.

Total fee: $17,990, inc. GST.
